Rising Tides In Scotland Could Set Back The Property Market

Climate change is bringing more than adverse weather effects to Scotland s inhabitants; Sea levels are rising, and in some months when there are the highest tides of the year, more of Scotland s costal homes could see increasing chances of damage in the future. Along with coastal soil and cliff erosion, general rising tide levels and predictions of significant changes within a few decades will likely affect property prices in high risk costal areas. The Scottish Executive noted in a study in late 2005 that Scotland is at particular risk in August when tides are at their highest, and experts then predicted that storms and flooding may leave property values awash and floored by up to 40 percent. In the study the Scottish Executive indicated that any property that is between 0 and 5 metres above the sea level is at significant risk. This means planning permission for new building projects now must be set with the requirement that property developers need to show that they have taken into consideration the risk from costal flooding and could demonstrate a set of strategies to deal with the issues; flood defences must be built first before building are built for example. In Edinburgh, especially north Edinburgh, there has been a lot of development since 2005, including Western Harbour a project of up to 18,000 new homes. It s no good lining your best coat with your CD s to wander the streets and flash passers by, as this only gives you limited exposure, except in the case that you are not wearing anything underneath your coat, in which case, there is too much exposure of the wrong kind.

In all of these existing web based communities, the best potentials for maximum exposure take time. You have to build your name and community size.

The likes of Myspace in my opinion are good, and worth while having a presence in, but it will take time to get noticed in amongst the millions of other exposure seekers. It s a hard nut to crack. There are simply so many other people trying to expose themselves that you get lost in the wash of those who are already established, and it is difficult to get noticed.

The very best opportunities come when you can get into communities at the start. Be the first in. Get a great foot hold. Get your own name. Be active, and get the exposure that you are after.

You want attention, go to where you will be easily noticed!

Mobzing is another name to explore. The new beast on the block web based community site. Sure, the exposure may not yet be in line with Myspace, but when it grows, when it builds as it is and surely will, you will be established as one of the founding members and be getting all of the attention.

This is not as hard as it sounds because there are programs out there that make it very easy for us newbies. When I started out I had never done anything remotely like this before, but once I realised there were programs out there that were simple to use and designed for the non-technical minded, it didn t take me long to create my first basic website.
The next stage for me was to get a website address (domain name) and a web hosting company. You will need to choose a domain that fits in well with your business and ends with the extension .com. There are many extensions around, but if you intend to sell products worldwide then .com is the only one I would recommend. There are many web-hosting companies all offering different packages at different prices so you need to find the right one that fits in with your needs.
Next you will need to find a good PDF tool that converts word documents into PDF files. If you are selling or giving away ebooks, PDF files are the best way to send them because they are the most widely used and trusted method in use today. It s not difficult to convert documents to PDF files and is probably one of the easier steps in the whole process.
Every online business will need a payment processor and the most well-known and trusted one available is Paypal. It s so easy to set it up on your website to start receiving payments. Just go to Paypal, join up if you haven t already got an account and follow the simple online instructions for the payment processor. Again, this process isn t hard to master, but like anything new it will need a little bit of focus until you have mastered it.
You have probably all heard of online theft - so you will need to protect your payments by using a simple program to mask all your payments from thieves. When putting together a strong marketing message, many of us spend a lot of time putting together the main idea, and then stop writing, thinking we re done. However, what makes people act is not usually the main idea, but when we show them why the main idea is important to them. And why your message is important will vary depending on who the audience is.
For example, let s say you are announcing the purchase of new equipment for your healthcare facility. Different people will be affected in different ways. Let s take a look at how:
*The general public may want to know how you will better be able to serve them, that you will still be there and no other changes are taking place. Does this change their service level at all?
*Staff members will want to know how their jobs will be affected. Will new ones be created? Old ones eliminated? Will this change how they work with patients or clients?
*The board of directors or the shareholders will be interested in financial data. How much will it cost? How much more money will we make by purchasing this equipment? How will this change the organization s reputation in the community?
*Volunteers may want to be reassured they are still needed. Is the company keeping its same focus? Will the volunteer still be helping the same type of person or will that change? Will the volunteer still be proud of volunteering there?
*Donors may want to be reassured their money is going to a cause they believe in. That they are helping your foundation move forward and that you aren t just spending money. Also, donors chose your organization over your competitors for a reason. Will this change anything?
*The media may want to know how the community as a whole will be impacted.
*Clients in each of the industries a business targets (for example, the cable company may target apartment complexes, sports bars, residential homes and hotels to name a few).
Addressing each of these unique audiences and their needs is why it is so important to recognize your audience before you write and speak to them appropriately.
Before beginning on a marketing project take the time to write down specifically who you are targeting. If it s more than one group (which it often is) list each group separately. Then jot down specifically what you want them to get out of your communication.
Whether you are a small business owner, a hospital or nonprofit, or a marketing manager at a large company, taking the time to write down who your audiences are and what they expect from you can be beneficial. What are their needs? What worries them? Etc.
